英国脱欧已100天。在过去一年的脱欧过渡期中，英国房地产市场是否如不少人预期中变得一蹶不振？离开了欧盟的英国经济前景又将如何？
房地产顾问服务机构莱坊（Knight Frank）最新出炉的报告显示，2020年超级富豪在伦敦购买的房屋数量超过了在世界上任何其他城市的数量。买家出手的主要原因有两个：英镑(1.3732, -0.0009, -0.07%)疲软以及英国脱欧闹剧终于告一段落。
与此同时，伴随疫苗接种顺利，在全球多地的疫情出现反扑情况下，英国疫情有所减缓，12日英国将实施下一步解封政策。
牛津经济研究院英国首席经济学家古德温（Andrew Goodwin）对第一财经记者表示：“英国政府确认非必要零售商和户外商户可以在周一重新开张。我们对第二季度经济活动强劲反弹有良好预测，预计2021年英国国内生产总值（GDP）增长为7.2%，远高于此前低于5%的预期。”
英国豪宅去年热卖40亿美元
据莱坊的统计，尽管去年3~5月英国的住房市场实际上有所降温，但去年全年来自世界各地的买家伦敦超级豪宅的购买方面还是花出了近40亿美元，通常对豪宅的定义为标价在1000万美元或以上的任何住宅。其中来自俄罗斯、法国和中国的买家特别活跃。
然而，在海外资金涌入伦敦之际，许多伦敦居民将目光投向郊区和乡村，以寻求在疫情时期可以享受更多的家庭空间。
莱坊全球研究负责人贝利（Liam Bailey）表示：“去年全年，人们正在搬出城市。但一些大手笔的购买却在默默地发生。”
根据莱坊的数据，2020年伦敦总共出售201套房产，均价为1860万美元，其中有31笔交易的房产总价超过2500万美元。
其中最大的一笔交易是英国工业家谷普塔（Sanjeev Gupta）斥资4200万英镑购买了位于伦敦贝尔格莱维亚区（Belgravia）的豪宅。
贝利认为，英国脱欧谈判的结束，以及目前伦敦最昂贵地段比2015年峰值时期的价格下降了约20%，都吸引了国际买家蜂拥而至。其中，最重要的因素是由于英国对美元、欧元(1.1899, -0.0013, -0.11%)汇率的大幅贬值。
相较而言，排在榜单第二名的纽约就稍显逊色，莱坊的数据显示，2020年，由于富豪买家将目光投向了棕榈滩、洛杉矶和迈阿密等美国沿海城市，纽约的超级豪宅销量下降了48%。
英国疫苗接种推进顺利，助力经济活动重启
英国接种疫苗工作推进较快，根据英国卫生部数据，截至目前，英国已经有超过3/5民众接种了至少一针新冠疫苗，超过10%成年人已经完成全部两针的接种。
根据英国政府网站官方数据，4月11日，英国单日新增病例数为1730例，过去七天新增病例数相比此前一周下降了30%，当日因新冠肺炎而住院的人数为221人，过去七天住院人数环比减少了21%。过去一周，在28天内确诊为阳性的病例出现死亡情况的有251例，环比上涨2.4%。
此前，不少国际流行病学家强调，一个群体超过60%的人获得了新冠抗体，才能开始讨论群体免疫。
尽管存在过早解封疫情有可能反弹的担忧，但是英国政府依旧计划从12日起开始进入解封的下一个阶段。这意味着非必需品商店、美发店、健身房、动物园都可以开门营业。
古德温对第一财经记者表示，甚至在放松限制之前，各种数据表明经济活动已重启。
3月，英国的综合PMI达到6个月高位，自疫情开始以来，3月的新车注册量首次同比增长。古德温说：“我们预计2021年整年英国经济活动将强劲复苏。当然这是基于这样一个假设，即英国政府将能够遵循其在2月制定的放宽限制四步路线图。本周，英国政府确认将按计划于4月12日采取（放宽限制）第二步，其中包括非必要零售商等多个部门的重新开放。就对经济活动的影响而言，我们认为这是四个步骤中最重要的一步，这意味着我们将看到4月的GDP急剧增长。”
而目前欧盟的情况则有些复杂，在第三轮疫情冲击欧盟主要国家的当下，法国和意大利等国相继宣布实行全国性封锁政策。德国政府则正研究是否需要在全国范围内采取严格限制措施。
近期国际货币基金组织（IMF）警告，由于疫情在欧洲大陆卷土重来，欧元区2021年的经济复苏力度将弱于先前预期的风险。IMF预测欧元区今年经济增长4.4%，英国经济增长5.3%。
